What if I don't have an inspection report yet?

You can still use OfferWise with just the seller disclosure - we'll analyze what's available. For the most accurate results, we recommend having both documents. You can order an inspection after your offer is accepted (typically $300-500).

How accurate is the AI analysis?

Our analysis cross-references your specific documents and applies current repair cost data. It's not a substitute for professional inspection, but it helps you understand what you're looking at and what questions to ask.

What file formats do you accept?

We accept any PDF - including scanned documents, handwritten disclosures, and multi-page inspection reports. Our OCR technology reads even poor-quality scans.

Is my data secure?

Yes. Your PDF documents are parsed entirely in your browser and never uploaded to our servers. Only extracted text is sent for analysis over 256-bit SSL, processed in memory, and not stored. We never share your data with third parties.

Can I use this for multiple properties?

Absolutely! Many of our users analyze 3-5 properties before making an offer. Our 5-pack ($99) and Investor Pro ($199) plans offer significant savings for multiple analyses.

What if something goes wrong?
